Mira Road

Lodha Maxima is a residential development by Lodha in Mira Road, a northern suburb of the MMR region. Situated in a suburb with largely middle-income households, the project aims to offer an improved lifestyle choice which appeals to the upwardly mobile aspirations of its populace. It seeks to be an urban oasis offering bespoke amenities, public spaces and residences that sets it apart from its local competitors.

The development comprises of 4 residential towers and a multi-level carp park which are organised in a sort of chain-link formation along the length of a rather narrow and irregular shaped 5-acre site. The geometry of the site mandated that the buildings be organised in a linear manner. This, while being a limitation, ensured that none of the apartments overlooked each other. It meant that even at high densities all the apartments respond to the site geometry. Orienting the buildings at a slight angle to each other, also helped to create a relatively dynamic urban form as opposed to a linear and static ‘wall’.

The development offers a mix of 1 & 2 BHK apartments across 23 floors which are amply lit and well-ventilated and come with a balcony. Apartments at higher levels are able to enjoy uninterrupted views of the Sanjay Gandhi National Park. The multi-level car park occupies the centre of the site and its adjacency to the main site entry means that vehicular movement is extremely confined and most of the site is a vehicle free, child friendly, pedestrian zone.

Within this pedestrian realm and at the western most corner of the site is the clubhouse, which is generously provided with an outdoor swimming pool, a kids’ pool, jacuzzi, an indoor games room, a fully equipped gym and party hall with an adjoining party terrace on the first floor.

The façade of the building attains a contemporary look with clean horizontal lines and planer expressions. Use of screens along the staircases and utility areas add a touch of the vernacular. Overall, through its planning, design of public spaces and the façade, the project aims to exude a contemporary and refined image that appeals to the aspirations of its potential inhabitants.
