Located in the booming commercial hub of BKC, the site parameters included an existing commercial building & a large sub-station plot to work with. The brief intended to plan for commercial, retail & residential components.
Using the hurdles to our advantage, commercial & residential sections are planned with the substation acting as a buffer. The commercial mass responds to the existing building in a way to carve out an expansive public realm which will now be the new focal point for the entire business centre. The proposed commercial wing is further broken-up to respond to varying segments of office units. The built mass ensures maximum shading of the plaza, which opens towards the south-west to capture prevalent wind flow. Introduction of a waterbody here not only elevates the experience but also secures thermal comfort.
While intending to create a unique mark on the already vibrant BKC skyline, it was paramount that the new commercial buildings held a connection to the existing structure. Additionally it was imperative for us that the design of the built mass elevates the quality of the plaza below. Thus formed the synergic curvi-linear stroke, transcending from the existing structure, with a modulating floor-plate to form a dynamic & engaging façade.
The residential development, forming a linear strip, is oriented towards the best views offered by the site. A retail edge planned along the road front will help activate the base. Planned as premium residences of 3 & 4 bhks, all units have been planned to be cross-ventilated with spacious decks for all rooms. Penthouse apartments & roof top amenities further boost the grandeur of the development. The façade design responds accordingly & creates a distinct style which is bold & impressive.
