KA Connect is a quarterly snapshot of our practice which includes recently completed projects, ideas emerging from the studio and critical issues on the built environment that concern us.

As the scale of new projects become bigger and versatile in their functions, we are acutely aware of the inter-relation between the built & Landscape. Right from the initial stage, the placement of the built mass is planned to result in well-proportioned, meaningful open spaces which enrich the user experience. The scale, placement & accessibility are given focus to increase their potential functions. Our essay explores this further.

In this issue we are excited to share two of our new projects which are in the making. The first one is a premium residential tower in the central suburb of Matunga. It's a part of a larger master plan which, despite its density, is sensitive towards distribution of open spaces- echoing the principles above. The second project showcased is a boutique self-use commercial address for the Essar Group. Designed with a striking geometry, it reflects on the company's aspirations to remain iconic in its field. Both these projects commanded us to break away from the conventional measures & reinvent our process to meet their unique & complex criteria.

In the section - Unbuilt Works - we are thrilled to share a proposal for a mixed-use project in BKC. Our prime design objective was to infuse vibrancy at the ground level & continue it in the architectural language. Again, there is a conscious effort to integrate a public domain relevant to the development by means of creating responsive open spaces.

In the news section we are happy to announce the completion of Casa Maxima at Mira Road & construction kick-off for Modern Vivarea at Mahalaxmi. Lastly, we are thrilled to share news from beyond work- our annual picnic which is a highlight of the year for the entire office and Kiran's talk on ESG at the IDAC conference this year.

Essar Office Tower

Mahalaxmi

The Essar office tower is meant to step into the shoes of its iconic predecessor, the Essar House, which was the first curtain glazed building to dot the Mumbai skyline in the early nineties. It is a self-use building meant to house the head offices of the various Essar Group companies.

Urban Greens - An Essential Synergy

In today's rapidly transforming world, designing open spaces is imperative. A study conducted by researchers from various Indian Universities, as published in Hindustan Times, shows a depletion of urban greens in Mumbai by 42.5% between 1988-2018. Impact of such a decline is felt slowly on the physical & mental health of citizens, which unfortunately never makes the headlines.

Modern Vivarea- Construction underway

Designed as a pair of high-end residential towers at Mahalaxmi, this projects boosts a plush address. The 3-Acre site is purposefully planned to create a sense of privacy within the complex, allowing the podium-top landscape and the habitable units to absorb the splendid north-west facing Mahalaxmi racecourse view. Both towers consist of 3BHK and 4BHK units ranging from 1750 to 3000 sq. ft. that can be combined to form larger units as per user requirement. The scale of the towers, minimalistic facade elements, podium / terrace amenities, elaborate arrival experience add to the grandeur of this project, aiming to enhance the skyline of Mahalaxmi.

Kiran Kapadia was invited as a jury member at IDAC Conference Mumbai on 3rd March 2023.

On a discussion on the critical issue of ESG (Environmental, Social and Governance) and its role in construction industry, Kiran Kapadia was invited to join the jury panel and share his perspective given his immense experience in the field of architecture, particularly large-scale urban projects.

Casa Maxima completed

Casa Maxima at Mira road is complete and residents have moved in. With its contemporary facade design, ample daylight, natural ventilation, and views of the Sanjay Gandhi National Park, it standouts in the fast developing and densifying suburb of Mumbai. The project is spread over four and a half acres across 5 towers and offers apartments from compact 1 bedrooms to larger 2 bedrooms in range between 300 to 750 square feet. The architecture takes advantage of the shape of the site to create buildings which are placed at angles to each other to allow for mandatory open space setbacks as well as create a public realm on ground level by segregating the parking to a stand-alone parking building.

KA Picnic at Tropical Retreat, Igatpuri.

The Annual Picnic is the most awaited event of the year, the KA family visited a luxury resort at Igatpuri for a two-day trip. Filled with games, fun, great food & partying, it's an opportunity for everyone in our Mumbai & Pune branches to connect, bond and make some good memories together.
