Lodha Primo

Parel

Lodha Primo is a standalone residential tower situated on a very tight corner plot in Parel Mumbai. The site offered a major orientation challenge on account of another structure right to its north as a part of the overall redevelopment scheme. This limitation led to the key design move of orienting all the habitable spaces & face them towards other three directions. Tower core was in-turn planned towards the adjacent building.

Owing to the limited plot size, a tall parking podium was required and that presented another challenge - how to break down its scale and make it blend into the green neighbourhood? KA responded by softening the massing and curving the corner, deploying very controlled openings with planters and having ribbed form lined concrete wrapping all around to create texture and shadows on the blank surfaces.

The tall residential building stands gracefully on the top with views on the desired three sides. To avoid issues of slenderness as the footprint is very compact, the floor plan was wrapped very tightly around the core to ensure that the two staircases and the lift walls offer maximum strength and resistance to lateral movements.

The building form is almost a square shape from far and its silhouette is broken by tall vertical blades or fins which accentuate the vertical axis and makes the building look lean and light. Given that it's a standalone tower there is some detailing and accent required for its personality. This was provided by the formlined concrete on all external facade columns and end walls as well as a bespoke lazer cut patterned aluminium jaali which cleverly hides the utility areas as well as air conditioner outdoor units.

The Ground floor is kept parking free and allows for a hotel like lobby and community hall for the residents. A wooden ceiling hovers over the entire drop off area and provides a cosy and warm welcome and arrival to the tower.

The Podium roof is the main public amenity area for the residents. Landscaped beautifully by Singapore based STX this compact footprint is utilized fully to provide for an oasis like experience. Being at the slightly higher elevation also gives it some sense of privacy as well as openness to breeze. The club amenities at this level include a Fully equipped gymnasium, Separate kids' pool, Indoor games and a 25 m lap pool Jain temple.
