Welcome to the latest edition of our architectural newsletter! KA Connect is a quarterly snapshot of our practice which includes recently completed projects, ideas emerging from the studio and critical issues on the built environment that concern us. In this issue, we touch upon a wide range of topics, from residential design, luxury housing, knowledge building, materials and sustainability.

In our first two sections, we take a look at two very different residential projects: one is a built project located in a dense urban setting and the other is a project currently under design located on the fringes of a golf course with almost endless space around it. It is interesting to see how the designs of these two projects respond to their respective contexts. At KA, we love to work across all spectrums of residential architecture - from High-density infill projects to Luxury Condominiums to sprawling Estates. Irrespective of the scale of the project, our approach remains process driven, always listening closely to our clients and reading the site attributes carefully.

The news section offers glimpses into life at KA and us as professionals. We are conscious about our role towards sustainable developments and understand the need of creating a strong knowledge base to enable this further. This led to KA aiding spirited individuals for green certification. Apart from our internal initiatives, we also participate in industry talks and events where we lend support to our clients and stakeholders in realizing their environmental goals. We believe that by working together, we can create a more sustainable future for our planet.

In our commitment of creating strong professionals and inculcate our values and work ethos right down to every individual, we have initiated KA mentorship program. Its these interventions which keep us close knit as we grow as an organisation. While we continue to hone ourselves, it's encouraging to receive recognition for our efforts. We are delighted to share four awards bestowed on projects which are close to our hearts.

Built Works


Lodha Primo


Lodha Primo is a standalone residential tower situated on a very tight corner plot in Parel Mumbai. The site offered a major orientation challenge on account of another structure right to its north as a part of the overall redevelopment scheme. This limitation led to the key design move of orienting all the habitable spaces & face them towards other three directions. Tower core was in-turn planned towards the adjacent building.

SP Gofland

Bavdhan, Pune

Situated in the northwest part of Pune, this project is a part of large integrated township oriented around one of India's largest golf courses. We are featuring a cluster of four buildings which are located at the edge of this golf course and thus aptly christened as 'Golf Land'. The site for these buildings has the advantage of being slightly elevated, allowing it to offer a fantastic view of the golf course on one side while having hill-views on the other.

At KA, sustainability isn't just a buzzword - we are deeply committed to nurturing sustainability knowledge. Initiation of the 'Sustainability Credentials Sponsorship program' is a clear reflection of our dedication to promoting sustainability awareness and sustainable practices in our firm.

Our Sustainability Credentials Sponsorship Program is designed to empower the next generation of architects with the knowledge, skills, and resources they need to champion sustainability in their projects. With this program, we aim to equip budding architects with the tools to create innovative, eco-friendly designs.


RMI-Lodha Sustainability Conclave

In September 2023, Lodha Developers and US-based Rocky Mountain Institute (RMI) hosted a Developers 2-day Sustainability Conclave, uniting 200 visionaries dedicated to reshaping India's built environment towards a net-zero carbon future.

Kiran, Riyaz & Savin represented KA at this conclave. The aim of this conference was to bring together the experts and industry leaders under one roof to ignite a global paradigm shift in sustainable urban development. Attendees carried forth a renewed commitment and some practical strategies to drive impactful change in their respective sectors. This Conclave attempts to be a nexus where innovation meets implementation, initiating a series of sustainable initiatives that will resonate across cities, nations, and continents, laying the foundation for a harmonious coexistence between urbanisation and the environment.


Small Talk with Avante Facades

As design professional we collectively need to push beyond the normal palette of materials to create inspired facades that will have a long legacy, not only on the skyline of cities, but also add to the fabric of our built environment. Avante Facades have been a leading facade consultancy firm with innovation & collaboration as their corner stones. We were delighted to have Gregory Romine from Avante to come and share his vision, knowledge & experience with us. Embracing emerging and adaptive technologies in materials keeps us sharp & paves a path towards improved aesthetics, performance, and sustainable design.


KA Mentoring Program 2023-24: Fostering Growth and Innovation

In the dynamic world of architecture, continuous learning and professional development are paramount. To empower our team and drive innovation, we're proud to introduce our 'Mentoring program'. The program focuses on professionals across the spectrum & provides a conducive environment to share their wealth of knowledge including design principles, project management strategies, and industry insights. The program fosters stronger relationships among team members. Collaborative efforts and shared experiences build a sense of unity and camaraderie.


Kiran Kapadia speaks at ZAK World of Facades | South Asia

Zak World of Facades is a global conference focusing on the latest trends and technological advances in facade design and engineering with domain experts and eminent speakers presenting their ideas. Kiran Kapadia was invited as a panellist to share his perspective on challenges in designing High-Rise Buildings with curtain walls. With high-density & high-rise developments becoming a need of the hour, the discussion focused on some key design issues which impacts the industry at large.


Project Launch: Lodha Vero at Matunga, Mumbai

Art Deco style is known for its precise and clear lines, geometric shapes and bold scale of patterns. The design of this new tall high-rise building is inspired by this Art Deco style that is built to high specifications and pleasant proportions to create a landmark in the skyline of mid town Mumbai. By blending classic Art Deco design elements in a contemporary framework the building provides a one-of-a-kind living experience that is both classic and modern. Built on a long rectangular plot the tower layouts wrap around a Jain temple as its focal point and its community anchor.


'Residential Luxury Project of the Year 2023'

We are delighted to share that Modern Vivarea, designed by Kapadia Associates for K Raheja Corp, has received the 'Residential Luxury Project of the Year 2023' Award at the prestigious 15th Realty+ Excellence Awards 2023 - West. Located in Mahalaxmi, the project has been envisaged as a high-end development offering grandeur and a splendid Mahalaxmi racecourse view. The award is a testament towards our commitment to deliver bespoke designs which elevate & redefine luxury.


CNBC Awaaz 14th Real Estate Awards- West Zone

We are thrilled to announce that two of our projects with Lodha Developers and one with Shapoorji Pallonji Group have been recognised as winners at the CNBC_Awaaz 14th Real Estate Awards - West Zone. Lodha Seamont has been awarded the Best Residential Project under the Ultra Luxury Segement while Lodha Palava along with SP Joyville at Virar have been awarded under the Affordable Housing category. We heartly congratulate all the teams involved in these projects!!
