Situated in the northwest part of Pune, this project is a part of large integrated township oriented around one of India's largest golf courses. We are featuring a cluster of four buildings which are located at the edge of this golf course and thus aptly christened as ‘Golf Land’. The site for these buildings has the advantage of being slightly elevated, allowing it to offer a fantastic view of the golf course on one side while having hill-views on the other.
The location offers a significant advantage as it sits amidst a lush & extensive green cover- both natural & curated while also being well connected to the Mumbai-Pune Express Way and the upcoming metro line. The hills cut off the city and one is transported into a calm & serene space surrounded by nature.
Owing to the heavily contoured land and to harness the potential of this setting, we were required to break away from the conventional norms & create a scheme which responds to the topography and accommodates different segments of residential units being planned here. The solution was derived by stacking the different typologies vertically and plugging in various allied spaces like parking, BOH & MEP areas into voids formed towards the ascending terrain. This strategy cleverly helped to orient all habitable spaces outwards & concealed parking areas within the terrain.
Four towers are linearly placed along the contours to have minimal impact on the terrain while being sensitive towards heat gain with built mass oriented along the north-south axis. The architectural language, responding to the typology of units, has a heavier base expressed in a rustic & earthen material palette. The façade at higher levels reflects the lightness of cross-ventilated units with sky decks oriented towards exceptional views and vistas. Each room has been given ample openings to provide panoramic views. Gaps between the towers create breezeways & ensure well-ventilated spaces at the grade level. Site has been graded in a manner that allows the rainwater to be channelled towards the existing stream and recharging it.
Each tower has a combination of premium townhouses at the base along with simplex (1bhk) 2,3 and 4 BHK units spread along 21 levels above the ground level. Podium parking spaces are stacked behind the lower 6 levels of housing which comprise of 3 duplex townhouses. The level above the duplex units accommodates common amenity areas & garden units which open onto the terrace that is formed above parking levels. Additional amenities of luxurious proportions are sprawled along the lower ground level over-looking the golf course. To further add variety to common experiential spaces, all the terraces of the four towers are linked with sky bridges and have roof lounges, star gazing decks & landscaped courts planned. Overall, the unit detailing & bespoke amenity spaces come together to elevate the definition of aspirational and world class living.
